Famco Damper Repair Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Damper Repair: The Alexandria Owner’s Guide

We stock and install Famco-compatible damper repair parts in Alexandria, with most damper replacements or repairs running between $380 and $750 installed depending on the model and the condition of the surrounding flue. If your Famco damper has stopped seating fully, is sticking open or shut, or the cable has gone slack, we can usually get it diagnosed and repaired in a single visit. Most Alexandria homeowners discover the problem the same way: they put a hand near the firebox and feel cold air dropping down the chimney in winter, or they notice the damper handle suddenly spins without resistance.

The Famco damper sits at the throat of your fireplace, just above the firebox, and it’s the only thing between your heated living room and an open flue running to the roof. When it fails, you’re not just losing heat. You’re pulling conditioned air out of the house every hour the damper is stuck open.

Which Famco Models This Applies To

Most of what we repair around Alexandria are the Famco top-sealing and throat-mount dampers installed in masonry fireplaces built between the 1980s and early 2000s. You’ll find Famco dampers in a few common configurations: cast-iron throat dampers with a worm-gear handle, and cable-operated top-sealing models that mount at the flue crown. The parts are not interchangeable between these two systems, and that’s the first thing we verify before quoting anything.

Here’s the compatibility gotcha we see often: a Famco top-sealing damper on a 13×13 flue will not seal a 13×17 flue, and the mounting frame is sized to the tile, not the cap. If you order the part by “standard size” you’ll end up with a damper that doesn’t seat. We measure the actual flue tile opening before we quote, not the existing damper plate. On older Alexandria colonials off Seminary Road and the surrounding neighborhoods of the city’s West End, we regularly find 1930s-1950s flues that were never built to a nominal size and need a custom-cut Famco-compatible frame or a retrofit throat damper that fits properly.

OEM Famco parts are still available for most current production, but for discontinued throat damper assemblies we often recommend a quality aftermarket replacement from Olympia or Copperfield. The aftermarket parts match or exceed the OEM metal thickness in the castings, and they cost less. We’ll show you both prices and tell you which we’d put in our own fireplace.

Signs Your Famco Damper Repair Is Failing

Signs Your Famco Damper Repair Is Failing
  • The damper cable has gone slack or jammed. On top-sealing Famco models, the cable runs from the handle in the firebox up through the flue to the spring-loaded plate at the crown. Rust or soot accumulation in the cable housing causes the plate to freeze in place. If the handle spins without tension, the cable has likely parted or the spring has failed.
  • Cold air drops into the room in winter. This is the number one call we get from Alexandria homeowners between November and March. If your Famco throat damper’s cast-iron plate has warped from years of heat cycling, it no longer seats against the frame. The air you feel isn’t a draft – it’s the flue pulling warm air out of the house continuously.
  • You hear wind noise or whistling from the firebox. A slightly open damper can create a venturi effect across the chimney cap, especially on the gusty afternoons Alexandria gets off the Potomac. If you hear it when the damper is closed, the plate isn’t sealing.
  • Visible gaps around the damper plate when closed. Shine a flashlight up past the plate with the damper closed. On a healthy throat damper you’ll see light sealing all the way around the frame. If you can see a crescent of daylight around the edge, soot and heat have been escaping into the flue every time you burn.
  • Rust flakes or metal fragments below the damper frame. Cast iron in a 25-year-old Famco damper exposed to creosote and moisture will spall – the surface metal turns flaky and starts shedding. In a 1990s colonials around the King Street Metro corridor, this is more common than not after two decades of seasonal use.

Replacement Cost & What’s Included

For most Famco damper repairs in Alexandria, you’re looking at $380 to $750 installed. The spread comes down to one thing: whether the damper can be repaired in place or needs to be pulled and replaced. Cable and handle replacements on top-sealing models run toward the low end. A full cast-iron throat damper replacement with a new frame runs toward the high end, especially if the flue tile opening is non-standard and the frame needs to be custom-cut.

Everything is on paper before we start. That means the part number we’re installing, the labor to fit it, the warranty on the damper components, and the total. Clause 1 of the Haven Standard is the written price, written scope, written warranty – delivered before anyone touches a tool. We don’t give quotes over the phone sight unseen, and we don’t surprise you with a change order. If the camera finds something else wrong, you see the photos and you decide what gets done.

The work itself is backed by our 365-Day Done Right Promise: if it’s not done right, we make it right. Materials are sourced through Haven’s buying network from Famco, Olympia Chimney, and Copperfield – the same parts we’d put in our own chimneys, at prices that keep the job honest.

There are things you can safely check. Look at the damper plate with a flashlight. Feel if the handle moves smoothly. Put your hand near the throat with the damper closed to feel for air. That’s where the safe part ends.

Here’s the honest split. A throat damper replacement means working inside the firebox, often in tight quarters with a cast-iron plate that weighs more than you think it will when you’re lying on your side. A top-sealing damper repair means going onto the roof, working at the flue crown, and handling the spring-loaded cable assembly that holds the plate under tension. If the cable releases suddenly at the crown, it can take skin off a hand. The spring on a Famco top-sealer is strong enough to break a finger. We say that plainly, not to scare you, but because we’ve seen what happens when a homeowner tries to save $150 and ends up with a sprained wrist and a damper that’s still broken.

Corrine Halstead runs the camera first on every job. She’ll show you exactly what’s failed, show you the part, and give you the written price before anything happens. That’s how this should work.
